It’s BPL Time!

It’s August! And many must be wondering why I have not touch on a subject of my passion. Yes, it’s BPL (Barclays Premier League) time!

I have been a Liverpool supporter since I was a young boy, and I have seen their ups and downs over the last 20+ years. From their unbeatable runs in the 80s to their barren run in the 90s, and now a mix of fortunes in the new millennium. The team this year has been one of the best (if not the best) in recent years. Yes, better than when they won the Champions League in 2005, whom I still rate as one of the best Liverpool games ever.

With more than £40mil spent, many said that the pressure is on Rafa (the Liverpool manager) to deliver the league title. But do remember that he did recoup about £20mil for sales of players. Also, this is the first time since been taken over by the Americans that he is able to spend so freely while the other title rivals (namely Chelsea and Man Utd) have spent much (much) more since they were taken over by Russian and American money respectively. I prefer not to talk too much about other teams, so I will want to spend some time talking about my thoughts on some of the new recruits this season and what I have seen so far.

Fernando Torres (Atletico Madrid, £21.5million)
First up is definitely the capture of the season, and I believe the the record buy for the season. Someone that comes with such a high price tag will no doubt raise quite a few eyebrows. Is he worth it? Will he crack under pressure? But from what I seen so far, he seems to be a excellent acquisition by Rafa and if he continue the form he is showing, his value will no doubt soar.

One will have to look at his goal against Chelsea during his Anfield debut last Sun to see just how goo he is. Receiving a long ball from Steven Gerrard, he has Ben Haim to beat, and as if racing pass him is not enough, going from the left side of goal, he even have time to use his right leg to place a perfect shot pass Cech. In one goal, he showed pace, confidence, intelligent play and accuracy. Ok, some of you might think I am exaggerating, but he is that kind of player that will excite you, and I am certain he will be a fan favourite.

But he will still need some time to settle into the premiership, even though he seems quite settled. The BPL is unlike any other league in the world. It pace is scary, it is very physical, and opponents do not let you have time to dwell on the ball. Which is why many big name foreigners do not quite make it in the BPL. But from what I see of Torres, I think with time, he will fit nicely into the BPL and become the 1st Spanish striker to make it to the big times in Anfield.

Ryan Babel (Ajax, £11.5million)
Ryan BabelA young winger from Holland at a tender age of 20, and have already become the youngest scorer for the Netherlands National Team. He earn his first professional contract with Ajax, renown for their youth academy. He made his 1st team debut with Ajax at just 17 years of age and have never looked back since.

I have seen him in a couple of substitution for Liverpool in the BPL this season and from what I see, he is a very good winger with very nice touch. He can also play as a striker and have pretty good finishes. If there is one complain, its just that with his pace and skill, he should try to take on defenders a bit more that he did. But a great prospect that is expected to make an impact in the first team this season rather than next.

Voronin who? Many wondered when Rafa first announce his acquisition for the Ukrainian. But he has turn out to be a bargain buy of the season (coming at absolutely zero dollars). He is confident on the ball, and his shot pack a punch. He also have good movement, and his build make him a suitable BPL type player.

He has already show his worth with a couple of goals, one which is the important away goal against Toulouse in the Champions League qualifier.

Yossi Benayoun (West Ham United, £5million)
This is one purchase I am not too sure about. Have yet to see him play (the Champions League qualifier is not telecast), so I will reserve my comment about him. But seeing him played for West Ham last season, I have to admit that it didn’t leave a deep impression in my mind. Perhaps Rafa saw something that I didn’t, afterall, his extensive network of scouts will certainly bring him detail reports of the player.

With other purchases over the last 2 years gaining valuable BPL experience, it will certainly make this years challenge very interesting. But the surprise pack for the season seems to be Man City, making a perfect start for their 1st 3 matches, and yet to concede a goal (the only team to have done that), Eriksson seems to have displayed his eye for talent (in club football) and his knowledge of the game. It is still early days yet but the signs are looking good for them. Perhaps, a challenge for a European place is not too far fetch.

My House, My Family

I am expected to post this earlier, afterall, it’s about the other major blessings that I have received just last week. So I will come straight to the point. I’ve got a new house! Ok, not really, it’s is 99% confirmed but something can still happen from now till the time I collect my keys, so I am keeping my fingers crossed.

Having looking around for a house for the past 3-4 months, the expectation between a buyer and a seller keeps getting wider. Sellers, despite the recent data release by HDB and the volatility of the US stock markets, which affected ours, are still asking for the sky. We have narrowed our search of a new house to 2 precincts, namely Yishun and Sembawang. Having lived in Yishun for the past 20+ years, it’s only natural that I prefer to stay in the same area again, what with my wife and children happily settled in schools and workplace in the area. And Sembawang because it is one of the newer towns in Singapore.

The going price for ANY flats in these areas are on an average S20K – S30K cash over valuation (COV), which some (even in Yishun/Sembawang area) asking for as much as S100K cash over valuation. Which means I have to fork out these in cash, a value I am unwilling to pay. So the search has been difficult, with my housing agent advising me against buying one now. All these while I did not consider getting a flat directly from HDB due to the S40K resale levy that I have to pay. But looking at the market now, it may not be too bad an idea to pay the levy. Imagine this, say you found someone willing to sell you at S30K cash above valuation, and though the levy is at S40K (if your 1st flat is a 4 room flat), you will as a whole pay a much lower price for the flat. A flat in the market could value at $350K now, plus the $30K COV, you will be paying $380K for that flat. But if you would have bought it direct from HDB, it could cost you $300K + $40K levy for a total $340K levy. So for a house in the same area, you could potentially save $40K that you can use for your retirement. :)

And a new flat will usually be less expensive to renovate as compared to a resale flat, unless you are willing to take whatever the owner left behind. But my own experiences tell me that no matter how nice the house looked, once you move in you will begin to see a lot of faults, and unless you are willing to live with those faults, you will have to spend a considerable amount of money and inconvenience to get them fixed, or even redo them. Which is why we have decided from the onset that if we do get a resale flat, we will redo the entire house.

So in today’s market, the levy seems like a small price to pay for a new home, which is the choice we’ve made. But all the while we thought we have to wait till HDB announce for any new flats to be release for application for balloting before we can have a chance to select one. Little did we know that we are do a walk-in and select a flat straight away for flats that are ‘leftover’ from previous balloting, up to 5 months from the time it was released. And so we started to visit the flats that are available, going up to each units, looking at surroundings, checking our potential neighbours, bringing our parents, relative, children to have a look. All very elaborated but well worth the effort. When I bought my first flat, I want to make my own decision and not listen to opinions of others. I thought to myself, it’s my house, I’m getting married and I’m an adult now, why should I listen to anyone but myself. How wrong I was! Now older and wiser (hopefully), I realise it is important to listen to a wide variety of opinions from different people (especially our older, wiser folks), and digest the information and make an informed decision (with my wife of course).

So we were quite glad that our choice turns out to be their choice, and some of their reasons are what we did not think off in the first place, so it just cemented our decision. And we feel good about it. We targeted one particular unit and prayed very hard for it to be available for selection. So we went down to HDB early on Monday morning, took queue number 8, and waited, and waited, and waited. I never know I have to wait that long! And finally it is our turn to select the flat and the first thing the HDB officer told us is. Oh, Sembawang, this morning there are quite a lot of people who chose Sembawang. Our heart began to race, and so we pop the question, anyone chose the block we wanted? The reply was a unpopular ‘YES’. I prayed in my heart, “Oh God, let it not be the unit we wanted”, and so we asked, which floor? The reply is a relief to us and we quickly asked him to block out the unit we wanted. Thanks be to God, what a close shave! As we felt it is the best unit left for that block.

So here we are, 1st time owner to be for a new HDB flat (the previous one is a resale flat), excited, but is made to wait. According to HDB, we need to wait for 6 months, we send in an appeal letter and pray for the best. The next problem is how to repay the $40K, which, thankfully, we manage to get an interest free loan. How? Sorry, it’s a secret.

What an exciting weekend (extended) it has been! If you have been following my blog, you would have know that our church started a campaign to bless 100K people in 1 month. 3 days to the end of the campaign, we are about 22K short, but in the 3 days, we managed to bless 30K people to reach a total of 108,835 lives. Yes, we call it lives because each of them represent a precious live that we want to bless. God works in miraculous ways!

I am able to do my part and reach my target of 20 people despite some major procrastination in the beginning. You see, I am not a man of big faith, so when the church called out to us to sign up as part of the 5000 warriors to bless 20 people each, I dismissed the idea and gave myself excuses that it is impossible for me to do it. So 2 weeks went by and I went for a prayer meeting in the middle of the campaign to encourage one another to push 0n. Seeing the many testimonials from other on how they went out with little faith but committed the whole thing to God, and they receive wonderful results.

God than prompted me to realise that it is not me who can do it, but “with God all things are possible” (Matt 19:26b). So I summon up my courage to sign up for the campaign still believing that I can bless 20 people despite been 2 weeks late. God has been gracious and on the last day of the campaign, just 3 hours short of the ‘closing time’, I managed to pen down my 20th name in my prayer booklet. Praying for them daily has improved my relationship with Jesus and I am glad that I participated.

And you know, when you bless others, you yourself will be blessed. And I fully experienced this in the last few days. The biggest news is that my younger son, Darien, who is 16months old now, has been finally cleared of his condition. Some of you might have know that my son contracted UTI (Urinary Tract Infection) since his birth. He has to endure many test since birth, some to heartache to mentioned. But since 8-10 months ago, his condition has improve, but the only problem was that one of the kidney is dilated, causing the 2 kidneys to be of different size. This is still a cause of concern even though it is very mild, as any worsening of the situation could be bad. Even the insurance agency was so paranoid about it that it decided not to offer any cover for ALL the critical illness and for the same premium, they will only cover him on death and total permanent disability. This cause us to be very upset as the doctor has mentioned to us that the condition is very mild. Our only hope is that he will be totally healed and yesterday, when we went for his review, the kidney ultrasound result came back very positive and he is totally healed and is officially discharged. Praise the Lord!

The blessing did not end there. Will share with you again what is the other major blessing that we received, also yesterday. Double blessing (双喜临门)! Double joy!

Houseless not Homeless

Today mark the day that I am officially houseless but not homeless for 1 month. Houseless because 1 month ago I handed over the keys of my house to someone else. Not homeless because I still got a place to stay, even though it does not belong to me.

House hunting for the last 1-2months has been frustrating, with the property market heating up and does not look like letting up, it makes it very difficult to convince house owner to be more down to earth with their own valuation of their house. While the private property market have no doubt rise so fast that you can hardly catch a breathe, HDB market has actually rose at a much slower pace. But with some buyers having too much cash and no where else to spend, they decided to splurge on HDB flats in the central region, which resulted in the recent crazy price in the region of 600K+ and 700K+ for a 5-room flat. This resulted in sellers hoping to get the same kind of money with their flat, even those in obscure places.

I read that one Jurong West house owner want to sell his 5-room flat at 100K above valuation, wishful thinking or plain stupidity, you make your own conclusion. Others in the outskirt are asking for 30K, 40K, 50K or even more thinking that everyone in Singapore suddenly receive a bag of cash outside their door step and are eager to spend it on a new house. All this coupled with a booming economy and a rising stock market makes it all the more difficult for an average Joe like me to buy a flat to stay. Even the recent ‘blip’ (as many sees it) in the US stock market fail to damper the market.

HDB’s effort to bring people to reality by releasing a more detailed transaction value (by town) and COV (Cash Over Valuation) has yet to calm the market. But I do wish those who intend to sell their flat will look at those figures and be more realistic in their demand, or they will just have to forget about selling it altogether.

It’s a bad time to buy a flat now, in fact, it’s one of the worst time. But for those who need a house now, they will have no choice but to dig deep and go for it. My advise is, do not pay over the moon for a house, as many who bought their flat in the last property boom found out, most are still servicing a huge loan with no respite in sight.

And if you are a first time home buyer, even if you have to wait, get a flat direct from HDB and do not take a CPF Housing Grant to buy a resale flat from the open market. Trust me, you will thank me for this a few years down the road. Don’t believe me, go around and talk to those who did take the grant 5-8 years back, and see if they regret doing so. I have talk to many, and everyone of them regretted. Why? Get in touch with me and I will explain to you the reasons, and you can make your own judgment.
